The final walk through is your last chance to see the home you bought before you close and own the home. After a buyer’s offer on a home is accepted by the sellers a month or so will pass before there is a closing and the property becomes the buyer’s. During this time the buyer does not have possession of the property and does not get to see the inside.A lot can happen in a month or two. It is a good idea for buyers to go on a final walk through of the home with their agent the day before the closing or even the day of the closing to do one final check to make sure everything is as it should be. It is especially important to do a walk through on new construction about a week before closing to see if anything needs to be changed, fixed or completed. Then another final walk through just before closing to ensure everything has been corrected/finished.

The final walk through protects buyers, as they get to look at what they are going to buy before they pay for it. It also protects the sellers, as they have the opportunity to correct something before closing. If the buyers are not totally satisfied with the home upon the final walk through, they can hold up closing until necessary corrections are made, within reason. Buyers should be prepared that walls may get scuffed up as sellers move out, and will probably get scuffed up again as the buyers move in.

Buyers should always ask their agent for a final walk through before the closing.
